    Case to Analyse:

    You are running a legal consultancy firm in Muscat. You have been approached by two investors; one

    Omani and the other is European businessman. They together want to start a real estate business.

    They need your advice on the business structure that will be suitable to establish and the legal

    commitment and requirements to open a real estate company. Discuss their partnership

    agreements, shareholders agreements, corporate structures and exclusivity non-disclosure and

    collaboration agreements. They want to know all documents required, time to obtain the approvals

    from Oman’s Ministry of Housing and Urban Planning (MHUP). They want information about legal

    conditions about the law of Integrated Tourism Complexes and the new Foreign Capital Investment

    Law.

    Tasks to do:

    Structure the assignment as follows:

    1. Introduction. (20 marks; 400 Words).

    a) Write clear introductory statements, which would outline the importance of opening the Real Estate

    Business in the Sultanate of Oman to expats investors that is related to the case set for analysis.

    b) State the objectives of your coursework.

    2. Discussion. (60 marks; 1300 Words)

    a) Critically discuss the companys legal personality and business structure that the investors need to

    comply with the requirements in accordance with the law.

    b) Critically analyse and discuss the formation of the business which includes the documents required,

    all the costs involved, prescribe time needed for approvals at the different phase. Write substantial

    arguments about the specific law that influences the actions of the partners in the given case. Justify

    your arguments by supporting them with pieces of literature. Ensure that correct in-text citations are

    reflected in the full text of your paper.

    c) Critically discuss the significance of Integrated Tourism Complexes law and its importance to the

    economy of Oman.

    d) Critically discuss the importance of the new Foreign Capital Investment Law in the Real Estate sector.

    3. Conclusion. (20 marks; 300 Words)

    Outline the significant points of information that you have discussed in your paper.

    Instructions:

    In conflict management, there are many strategies that leaders may attempt to use to resolve conflicts. Our learning activities and materials explored some of the strategies that have proven to be ineffective. For this discussion, you will explore conflict management strategies that you have observed or experienced that do not work well in the workplace setting. Respond to the following questions for your initial post:

    1. Briefly share about a conflict that you have seen or experienced where an ineffective strategy of conflict management was used.
    2. Consider some of the ineffective strategies listed in our readings this week, like non-action or secrecy. What makes these strategies ineffective in resolving the conflicts you have seen or experienced?
    3. What are the potential or real negative consequences of using one of these types of conflict management strategies? How might they impact team dynamics, morale, or long-term productivity?

    Getting Started

    Download the materials folder that contains:

    Web Project Outcomes

      Hand-Coded Option
      If you choose to hand code the responsiveness, you must include at least two media queries:

      • Max screen size of 1024 px

      Bootstrap Option
      If you opt to use Bootstrap to create your site, the responsiveness is built-in, but there are a couple of things to note:

      • You may NOT use an existing Bootstrap template. There are many available for free, but the point of using Bootstrap is to see what YOU can do with it, not what someone else has already done.
      • Make sure all elements on your site are responsive. This means elements that are not native Bootstrap may need to have some hand-coded flexible and media query elements added.
    3. Create and attach an external stylesheet and create the necessary styles to achieve the presentation and layout you desire.
      • If you are using Bootstrap, customize the presentation and layout. No default Bootstrap themes are allowed.
    4. Incorporate at least one CSS transition effect. It may be one that we covered in class or of your choice.
    5. Include at least one element that makes use of jQuery. Some examples may include slideshows, light boxes, accordion menus, animations, or more.
