Understanding reproduction and replacement costs is essential for appraisals.
In your post, include:
- Whats the difference between reproduction cost and replacement cost?
- Do you think the homes destroyed by the Los Angeles fires in January 2025 will be rebuilt as exact reproductions of the originals or as modern replacements?
- What is Marshall and Swift? Have you ever heard of this word. Commercial appraisers use it regularly. Are cost data information accurate?

Side Note:
In January 2025, Los Angeles experienced devastating wildfires, including the Palisades and Eaton fires, which burned over 37,000 acres and destroyed approximately 12,300 homes. The median home values in the affected areas were around $3 million in Palisades and $1.3 million in Eaton, both above the LA County median of $870,500.
For rebuilding, reproduction cost recreates homes with original materials and design, often used for historic properties, while replacement cost builds a similar structure with modern materials, typically more cost-effective.
